Asbestos Popcorn Ceiling Removal in Seattle

Typical cost in Seattle

  • One room ceiling, about 150 to 250 sq ft$1,800 – $4,500+
  • Several rooms or one floor, about 600 to 1,000 sq ft$5,500 – $14,000+
  • Whole house, about 1,500 to 2,000 sq ft of ceiling$10,000 – $25,000+

Is your Seattle ceiling sprayed with popcorn texture? Have it tested before anyone scrapes, sands or paints. If the result is positive, Seattle Asbestos Removal seals the emptied room, soaks the texture and scrapes it off wet into bags. The bare ceiling can then be patched, skimmed or covered with new board.

Seattle’s median home dates from 1976, an age at which ceiling texture deserves a test. A sample, not the year, settles the question. Our ceiling work covers Seattle, White Center and Tukwila.

Popcorn ceiling options

Removing the texture

Pick this when a remodel or a sale needs the texture gone for good. PSCAA classes positive texture as surfacing material, and surfacing material is friable. Less than 48 square feet off a building in a calendar year needs no PSCAA notice, and more than that means a notice goes in first. The room is prepared by covering floors and walls and turning off the heating and cooling system.

Painted texture

Paint does not change the testing step, and a positive sample means the texture comes off the same way. PSCAA cautions that coating popcorn to seal it can make later removal harder and more costly, and that texture made heavy by coatings or water damage can fall in clumps.

Stained ceilings

A brown stain tells you water has been in the ceiling. Wet texture can be loose, heavy or crumbling, and PSCAA says asbestos is a risk once it is disturbed or deteriorating. Keep the room closed until the sample is back, and fix the leak before the new ceiling goes up.

Leaving it in place

Tested texture that nobody will disturb can stay. Leaving asbestos alone is one of the three paths PSCAA lists, and re-sealing intact material needs no notice. Moving a light, lowering the ceiling or removing a wall below it ends that option.

Getting a ceiling ready

A few steps before the crew arrives save time.

Furniture and fixtures

Before the crew arrives, clear the room of furniture or cover what cannot leave, and detach or wrap any ceiling fan, light fixture or smoke detector under the texture.

Finishing the ceiling

Decide on the new finish before the crew starts. Whether it is a skim coat, drywall or a smooth texture, the crew can then leave the ceiling in the state that finish needs.

If you own and live in the house

Owner-occupants of single-family houses may remove the texture themselves; PSCAA even publishes popcorn ceiling instructions for them. A contractor’s wet-removal, containment and disposal rules still apply, and the agency still prefers certified help. Not an option for rentals or condos.

Start with the sample; asbestos testing and surveys explains how it is taken and what the report should say. If the floor beneath the ceiling is also on the list, floor tile and sheet vinyl removal covers it. The home page of Seattle Asbestos Removal lists the rest of the services.
